United Properties to Develop Condos, Town Homes at Midland Hills Country Club in Roseville

MINNEAPOLIS (March 29, 2004) — United Properties has been selected to develop condominiums and town homes at Midland Hills Country Club, located just east of Highway 280 on Roselawn Avenue in Roseville, according to Brian Carey, vice president, United Properties Development.

United Properties’ preliminary proposal for the four-acre, wooded site at the country club’s entrance was unanimously approved by the Roseville City Council in late October. The project, called The Villas At Midland Hills, will include a three-story, 32-unit condominium building and six town homes. Town home construction is expected to begin this summer with projected occupancy in late 2004. Condominium construction is anticipated to begin this fall.

“There is a lack of upscale, maintenance-free housing in Roseville so demand for this type of project is very strong,” Carey said. “It’s a relatively small development, but we feel it can serve as a good model for how this type of housing can be successfully integrated into mature communities.”

United Properties’ development plan was selected from among several competing proposals submitted in early 2003 to the Midland Hills board of directors. “We appreciated the thoughtfulness with which Midland Hills approached this opportunity,” Carey said. “The Club representatives and United Properties were committed to working with the city and the surrounding property owners to ensure the final development strategy and design aesthetic took into account a broad range of goals and needs.

The Villas At Midland Hills will be architecturally styled to complement the French Tudor-style design of the Country Club’s newly constructed 37,000 square foot clubhouse, which was opened to members in May 2001. Originally established in 1919, Midland Hills Country Club is situated on 155 acres lined with mature trees and extensive landscaping. “The housing site will be similarly landscaped to blend seamlessly into the Club’s terrain,” Carey added.

United Properties purchased the four-acre parcel from Midland Hills in late December and will manage marketing and sales of the condominiums and town homes. The condominiums will range in size from 1,300 square feet to more than 2,000 square feet square, with the option to customize individual units. Prices will begin at $325,000. The town homes will each be approximately 3,500 square feet on multiple levels with pricing beginning at $500,000. Ownership includes a social membership at Midland Hills.

The site is located immediately across the street from the University of Minnesota’s golf course, one-half mile from the University’s St. Paul campus and two miles from the University’s Minneapolis campus. It’s also within minutes of the Rosedale shopping district, Como Park and downtown Minneapolis.

Current members of Midland Hills already have reserved a significant number of the condominiums and town homes.
