Jefferson County Approves Plans to Develop Mountain West Business Center

300,000 sq. ft. complex offers only new flex space on C-470’s westside

DENVER (Sept. 30, 2008) —Jefferson County Board of County Commissioners recently approved the final site plan for the development of the Mountain West Business Center located with frontage on highway C-470 in west Denver. This project is a development of Ojala & Company, a Denver design/build developer, which was acquired by United Properties, a leader in real estate development and investment, earlier this year. Building construction is scheduled to begin in late 2008.

When fully developed, the total project will include 300,000 sq. ft. of flex-office space in 10 buildings. Phase one construction, scheduled to be completed in 2009, will consist of six buildings, totaling 200,000 sq. ft. The remaining 100,000 sq. ft. of development is pending completion of phase one. Developer Allan Ojala will oversee the development project, with leasing handled by Fred Baker, director of leasing, United Properties/Ojala Realty Advisors.

“We look forward to bringing this project to the market. We will be including technological advancements designed for high-end users both as building standards and optional upgrades,” said Baker. “We continue to have substantial market growth in west Denver and feel confident this freeway frontage project will meet a market demand in the tight west Denver office/flex/manufacturing market.” Buildings sizes will range from 20,000 square feet to 65,000 square feet and will be available for lease and for sale. All buildings will be divisible for smaller tenants.
