New Orthopedic Facility Brings Care to a New Level
 Three Twin Cities orthopedic groups—Park Nicollet Health Services, The Orthopaedic Center and University of Minnesota Physicians—formed a partnership to provide comprehensive outpatient orthopedic care to patients in a community practice setting. |
Challenge United Properties worked with the partnership of orthopedic care specialists to develop a community-based outpatient facility focused on orthopedic research, education and clinical and surgical services. The facility needed to meet the specialized needs of both physicians and patients while providing convenient and usable space for administrative offices, education and research areas, and orthopedic retail services and needed to be in a high-impact location.
Strategy Once the high-traffic, very visibile site was selected in Bloomington, Minn., the Development team helped the partnership leaders identify their needs and establish a project plan. In addition to providing space for orthopedic physician specialists, prosthesis services and physical therapy services, the three-story, 83,000-square-foot building needed to house a surgical center with six operating suites, a clinic, a diagnostic imagery and MRI lab. Most crucial to the process was the expert development team that coordinated with a number of different goals to create a successful project.
Results TRIA Orthopaedic Center is Minnesota’s first outpatient facility providing “one-stop shopping” for orthopedic care. Providing the collective expertise of top orthopedic specialists under one roof is a unique approach to orthopedic care and sets a new standard of care in the Twin Cities. United Properties participated in the exterior building design and the execution of the construction, which allowed the orthopedic experts to focus on their core operating needs and the functionality of the interior. United Properties continues to own and manage the facility, while TRIA received attractive lease terms for long-term use of the facility.
