Challenge The company turned to United Properties to partner in the purchase of eight significantly different retail properties in the Milwaukee area. While not necessarily difficult in theory, the grocer demanded quick completion of the project. Translation? All properties needed to be separately underwritten and closed…all within four months.
Strategy Because it was unlikely that a single investor would be willing to purchase the whole package, we evaluated each property separately and simultaneously sought out prospective buyers who would be interested in specific real estate types. We partnered with our affiliate, Mid-America, to secure the interested parties.
Results Ultimately, United Properties decided to purchase one of the properties; a center that offered significant potential and was nearing completion. The remaining seven had buyers shortly after the final due-diligence analysis and all sales closed in one day.
