United Properties Launches Sales, Leasing Effort For Ryan Companies’ 610 Business Center Project

MINNEAPOLIS (March 6, 2001) — United Properties has been selected by Ryan Companies US, Inc., to handle sales and leasing activities for its new 610 Business Center, a 600,000 square foot, mixed-use commercial real estate development in Brooklyn Park, Minn. All options for office and industrial development are open and available immediately at the 50-acre-plus business park site, located at the southeast quadrant of the U.S. Highway 169 and Through Highway 610 interchange.

"We’ve worked with United Properties over the years on many exciting projects," said Ryan Companies’ Vice President Kent Carlson, "and the 610 Business Center is another tremendous opportunity for business development in one of the Twin Cities’ highest growth areas."

"The 610 Business Center is a premier site and one of the few remaining large tracts of land available for commercial development in the northwest suburban Twin Cities area," said Chris Hickok, vice president, United Properties Office Brokerage, and lead broker on the project.

"United is actively marketing the site to prospective office and industrial building owners and tenants, and we are already seeing brisk preliminary interest from several larger corporate users," Hickok said. "This is an ideal opportunity for companies to capitalize on a build-to-suit solution to meet their needs for either new office or high-finish industrial space in an attractive, campus-like business park setting."

Ryan Companies will build-to-suit for both office and industrial users. The proposed multi-story office site can accommodate up to 80,000 square feet of office space. There are three separate higher-end industrial sites planned within the center, to accommodate a total of up to 448,200 square feet of high-finish industrial space such as office-warehouse and office-showroom buildings.

Parking ratios of five spaces per 1,000 square feet of development are planned for both office and industrial uses. Site plans also call for development of a 72,000 square foot hospitality/conference/training center and two 5,000 square foot restaurants.

"Transportation access to the site is excellent," Hickok said. "This is one of the first major new projects along the recently opened T.H. 610 east-west corridor, with 610 interchange access available directly from the business center site itself. The other major highway access is through the north-south running U.S. 169, including quick connections to the I-94/694 loop just minutes away to the south."

Additional project amenities include fiber optic connections and proximity to other local developments such as Target Corporation’s North Campus and the evolving Brooklyn Park Town Center. In addition, companies locating to the 610 Business Center can draw employees from a large and growing workforce area that extends northward as far as St. Cloud.
